Henrico County Code Sec. 24-4404 treats a carport as a fully or partially roofed accessory structure. A detached carport must be sited outside the front, street side, and interior side yards, ten feet from the principal dwelling, six feet from other structures, ten feet from street and alley lines, and three feet from other lot lines, with a 20-foot height cap. A carport attached to the house (made integral, or joined by a covered passageway at least ten feet wide) must instead meet the setbacks required for the principal dwelling and not exceed its height. A building permit is required. Carports count toward the 30% aggregate rear-yard coverage limit for accessory structures.
A carport built in a required yard, over the height limit, or without a permit is a zoning/building violation subject to correction orders, fines, and possible removal under Chapter 24.
