Garages and carports are permitted residential accessory uses under the Unified Zoning Code. As accessory structures they follow the same setback and height limits as sheds: five feet off the rear line, generally three feet off a side line, and no closer to the street than the house.
UZC Sec. III-D.7.b lists 'Garages, carports and Private Parking Areas' among the accessory uses permitted with residential dwellings in unincorporated Sedgwick County. A carport is therefore an accessory structure subject to UZC Sec. III-D.7.e: rear setback of five feet from the rear lot line (ten feet from an alley centerline); front placement no nearer the street than the principal structure; interior side setback that may be reduced to three feet when the structure is more than half the lot depth behind the front line; no placement on easements or over utilities; and a height cap (see the tiny-homes/height note). An attached carport is treated as part of the house and follows principal-structure setbacks. A county building permit is generally required.
A carport built in a required yard, over an easement, or without a permit violates UZC Sec. III-D.7 and is enforced under UZC Article VIII. Remedies include stop-work orders, permits, fines, and orders to relocate or remove.
