The City of Mansfield regulates carports as accessory structures under the zoning ordinance and International Residential Code. Carports attached to the primary dwelling are treated similarly to garage additions and must meet structural, roofing, and foundation standards with a building permit. Freestanding carports of any appreciable size typically also require building permits. Side and rear yard carports must observe standard setback requirements (typically 5 feet). Front-yard carports and carports in driveways between the street and the front of the home face additional restrictions in most single-family zoning districts and are often prohibited or require variance approval to ensure neighborhood aesthetic consistency. Metal portable or canvas carports are generally subject to the same permit and setback rules as permanent structures if they remain in place for extended periods.
