Carports in Fort Worth require a building permit. Under zoning Sec. 5.301, rear-yard carports up to 400 sq ft may sit as close as 1.5 ft from the rear lot line on lots up to 7,500 sq ft, and side-yard carports up to 200 sq ft may sit 1.5 ft from the side lot line, subject to height and roof-pitch matching the main house. Front-yard carports are not allowed except by special exception.
Sec. 5.301 of the Fort Worth Zoning Ordinance (Article 3, Accessory Uses on Residential Lots) governs carports and porte-cocheres. On one-family lots 7,500 sq ft or smaller, a rear-yard private carport up to 400 sq ft may be set back as little as 1.5 ft from the rear lot line, provided the plate height does not exceed the main residence's first-floor plate and the roof pitch matches the dominant roof pitch of the main residence. Side-yard carports up to 200 sq ft are subject to the same 1.5-ft setback. No private carport is allowed in the minimum required front yard, platted front yard, or projected front yard except by special exception from the Board of Adjustment. All carports, including fabric carports, require a building permit through Development Services.
Installing a carport without a permit or in violation of Sec. 5.301 is a Class C misdemeanor with fines up to $500 per day. The city may issue a stop-work order and require removal or relocation of noncompliant structures.
