Fort Worth Zoning Ordinance Section 5.301 governs accessory uses on residential lots. Non-habitable accessory structures (sheds) are limited to 10 feet in height (up to 12 feet with additional setback) and must comply with side and rear setbacks for the primary structure. Sheds over 120 sq ft require a building permit.
Fort Worth regulates sheds and other non-habitable accessory structures under Section 5.301 of the Zoning Ordinance (Appendix A of the City Code), titled Accessory Uses on Residential Lots. Non-habitable accessory buildings are limited to one story but may include an attic or loft, provided the attic or loft does not contain heated or air-conditioned floor space. The maximum height is 10 feet, which may be increased up to 12 feet only if the structure is set back an additional two feet from the rear and side setback for each additional foot of height (a 2:1 ratio). The accessory structure may not exceed the height of the primary structure. Section 5.301 also caps cumulative non-habitable accessory square footage by lot size (with private garages, carports, and porte cocheres excluded from the cap). Side and rear setbacks must match the primary structure setbacks for the underlying zoning district (e.g., A-5, A-7.5, R-1, R-2). Accessory structures may not be placed in the front yard. Per the Fort Worth Building Code (adopting the IRC), a building permit is required for any accessory structure over 120 square feet, for any structure taller than 15 feet regardless of size, and for any structure with electrical, plumbing, or mechanical service. Even permit-exempt sheds under 120 sq ft must comply with setbacks, lot coverage, and easement restrictions. Foundations, anchoring, and wind-load standards (Tarrant County is in a 115 mph design wind zone) apply to permitted accessory buildings.
Building an accessory structure without a required permit is a violation of the Fort Worth Building Code and Section 5.301 of the Zoning Ordinance, subject to stop-work orders, code-enforcement citations, and removal orders. Setback violations and exceeding height or cumulative square-footage limits can require relocation or demolition at the owner's expense.
