Euless, TX Accessory Structures: Shed Rules (2026)

The City of Euless allows homeowners to install utility and storage sheds on single-family residential lots subject to the accessory-structure rules in the Unified Development Code. Sheds 200 square feet or smaller and under one story are generally exempt from a building permit under the adopted International Residential Code Section R105.2 and may be placed in a side or rear yard only. Required setbacks commonly include 5 feet from side and rear property lines and behind the main building line of the house — sheds are not permitted in front yards. Maximum height is typically one story and 12 to 15 feet at the ridge, and the structure footprint may not cause total accessory-structure coverage to exceed the zoning coverage limit for the lot. Sheds over 200 square feet or containing electrical, plumbing, or mechanical service require a building permit and inspections. Prefab steel sheds and sheds on portable skids are treated the same as stick-built structures for setback purposes. HOA covenants commonly layer additional limits on color, material, and roof style. Repeated use of a shed for sleeping or as a dwelling converts it into an unpermitted dwelling unit and triggers stop-use orders plus daily fines.
