Quakertown Borough Zoning (Chapter 27) treats a carport as an accessory structure. A detached garage or carport may be located within a side or rear yard to conform to the typical setbacks of garages on the lots within the same block, as determined by the Zoning Officer. Coverage by carport counts toward the lot building coverage ratio, and a building permit under the PA UCC is required.
Quakertown Borough Zoning Code Chapter 27 governs accessory structures, including detached and attached carports. Under the Borough's General Regulations (Part 4) and Off-Street Parking provisions (Part 6), a carport may be erected within a side or rear yard provided it conforms to the typical setbacks of garages already established on the other lots within the same block; the Zoning Officer determines the typical setback on a case-by-case basis. The footprint of any carport (along with principal and accessory buildings, balconies, decks, covered porches, and breezeways, but excluding patios) is included in the calculation of the lot building coverage ratio for the underlying zoning district. Each off-street parking space, whether covered by carport, garage, or open driveway, must measure at least 10 feet wide by 20 feet deep. A building permit under the Pennsylvania Uniform Construction Code (34 Pa. Code Ch. 401-405) is required for any carport over the de minimis threshold (typically 200 sq ft of roof area), administered through the Quakertown Building & Zoning Department; electrical and structural inspections are issued under the same permit. Properties in the Quakertown Historic District require additional review. Confirm the typical-setback determination for your block with the Quakertown Zoning Officer at 215-536-5001 before pouring footers.
Erecting a carport without a UCC building permit, or in a location that violates the Zoning Officer's typical-setback determination, violates Chapter 27 and the PA UCC. The Borough Code Enforcement Officer can issue stop-work orders, require after-the-fact permits or removal, and pursue summary penalties through the magisterial district court.
