Garage conversions to living space in Cobb County require a building permit and compliance with IRC/2024 Georgia codes. Original parking minimums must still be satisfied. ADU rules do not currently apply (no ADU ordinance).
Converting a garage to habitable living space in unincorporated Cobb County requires a building permit from the Building Division. The conversion must meet current Georgia construction codes (IRC with Georgia amendments) β covering egress, insulation, ceiling height, electrical, HVAC, and fire separation. Since Cobb County does not currently have an approved ADU ordinance, a garage conversion cannot legally create a separate dwelling unit detached from the primary residence. The original off-street parking requirements for the property must still be satisfied after conversion. Applications are submitted through Cobb County Building Division.
