Dunedin requires a permit for storage sheds on lots with an existing primary structure, with setbacks and design standards set in Chapter 105 and the Land Development Code.
Per the City of Dunedin Storage Shed Requirements (revised 4/15/2025) and Section 105-26.5 of the Land Development Code, storage and utility sheds are permitted only on parcels with an existing primary structure. Permit applications must include a boundary survey or site plan showing the proposed shed location and setbacks. Corner lots are treated as having two front and two side yard setbacks. Sheds must comply with Florida Building Code wind-load requirements, anchoring, and zoning district setbacks. Sheds cannot be placed in easements and may not be used as a dwelling.
Unpermitted sheds, sheds in easements, or sheds used as living quarters can trigger code citations, removal orders, and fines accruing daily until corrected.
