Shed permit rules in Georgetown, TX — also referred to as storage shed, backyard shed, or accessory building regulations — set size limits, setbacks, and when a building permit is required.
Georgetown requires a permit for accessory (non-habitable) storage buildings under UDC Chapter 6, Section 6.06. An accessory structure may not exceed 25% of the principal structure's square footage, no more than 30% of the rear yard may be covered, and structures over 200 sq ft generally require an engineer's certification.
The City of Georgetown requires a building permit for accessory buildings, including non-habitable storage buildings, per Chapter 6, Section 6.06 of the Unified Development Code (UDC). Sheds and other accessory structures must meet the dimensional standards of the base zoning district except as modified by that section. Size is capped two ways: 'The square footage of an accessory structure shall not exceed 25% of the square footage of the principal structure,' and 'No more than 30% of the rear yard may be covered with accessory buildings or structures.' Placement rules generally allow structures 8 feet or less in height within the rear-yard setback up to 3 feet from property lines (with exceptions in certain overlays such as the historic district). An accessory structure must be located on a lot that also has a principal structure, with a limited exception for two adjacent lots in common ownership. Foundation/inspection requirements scale with size: structures over 200 square feet generally require an engineer's certification for inspection, while small portable buildings on skids under 200 square feet are typically exempt. Impervious cover limits under UDC Chapter 11 also apply. Permits are processed through the My Government Online portal.
Erecting a shed without a permit, exceeding the 25%-of-principal or 30%-rear-yard coverage caps, placing it too close to a property line, or installing a structure over 200 sq ft without the required engineer's certification can result in code enforcement citations and removal orders.
