Universal City, TX Accessory Structures: Shed Rules (2026)

Residential storage sheds are permitted in Universal City as accessory structures on single family lots. Under the city Unified Development Code, accessory structures must be placed in the rear yard or side yard and cannot occupy the required front yard setback. Typical side and rear setbacks for residential accessory buildings are 5 feet from side and rear property lines, with greater setbacks required on corner lots fronting a second street. Sheds 200 square feet and smaller that are one story, not intended for human habitation, and not connected to plumbing typically do not require a building permit under the International Residential Code R105.2 exemption, but they still must meet zoning setbacks, height limits, and lot coverage rules. Sheds over 200 square feet or with electrical service require a building permit and inspections. Maximum height for accessory structures is generally 15 feet, and near Randolph Air Force Base additional FAA Part 77 clearance rules may cap height further.
