Cobb Zoning Ord. Β§134 caps impervious coverage at 35% R-15/R-20, 30% R-30/R-40, 25% R-80. Coverage includes building, driveway, patio, pool. Exceeding triggers stormwater management review.
Cobb County Zoning Ordinance Β§134 and the Cobb Stormwater Management Ordinance (Β§50) set maximum impervious-surface coverage for residential lots. R-80 (2+ acres): 25%. R-40: 30%. R-30: 30%. R-20: 35%. R-15: 35%. R-12: 40%. NRC/GC commercial lots often 70β80%. Coverage includes the house footprint, driveways, walkways, patios, pool decks, detached garages, and sheds with impervious roofs. Permeable pavers may receive partial credit (typically 50%) with engineering documentation. Lots exceeding the base coverage trigger a formal stormwater management plan under Ch. 50, Art. VIII (Post-Development Stormwater), including detention, infiltration, or water-quality BMPs. The Chattahoochee River corridor and Sweetwater Creek basin have additional Metropolitan River Protection Act (MRPA) constraints.
Exceeding coverage without plan: stop-work order + remediation; $250β$2,500 fine. Continuing violation: daily penalties until stormwater plan accepted.
