Ann Arbor's single-family districts have no flat lot-coverage percentage; coverage is controlled by minimum lot area, setbacks, and a rule that accessory buildings occupy no more than 35% of the rear required setback area.
Rather than a single maximum-coverage percentage, Ann Arbor UDC Section 5.17 limits how much of an R1 lot is built on through minimum lot area per dwelling unit (7,200 sq ft in R1C), required front, side, and rear setbacks, and building spacing. For accessory structures, UDC Section 5.16.6 states that buildings in a rear required setback area may not occupy more than 35% of that area and must sit at least three feet from any lot line. Mixed-use and commercial districts (Table 5.17-4) do use explicit floor-area-ratio and building-coverage figures. Washtenaw County does not zone under MCL 125.3101, so confirm coverage rules with Ann Arbor, Ypsilanti, or your township.
