R-R (Rural Residential, 0.5β1 acre): 25-foot front, 10-foot side, 20-foot rear. R-VL (Very Low Density, 1+ acre) and AG/AU agricultural zones: 50-foot front, 30-foot side/rear from dwellings and 100-foot setback for confined animal facilities from any adjoining residential use. Accessory structures under 120 sq ft may have reduced rear setbacks of 3β5 feet but must still meet fire separation requirements. Projections into setbacks are allowed for eaves (up to 2.5 feet), bay windows, and chimneys per standard CBC rules. California Government Code Β§65852.2 preempts county setbacks for ADUs β detached ADUs only need 4-foot side and rear setbacks regardless of the underlying zone. Variances are reviewed by the Zoning Administrator or Planning Commission depending on magnitude. Flood-prone parcels in the Delta face additional freeboard requirements.
Structure in setback: stop-work order, must obtain variance or remove. Fines $250β$2,500 administrative. Continued encroachment: $100β$500 daily. Repeat violations: civil action + attorney's fees.
