San Joaquin County Development Title (Title 9) sets minimum setbacks by zoning district. R-L (Low Density Residential): 20-foot front yard, 5-foot interior side, 15-foot rear, with 10-foot side on the street side of a corner lot. R-R (Rural Residential, 0.5–1 acre): 25-foot front, 10-foot side, 20-foot rear. R-VL (Very Low Density, 1+ acre) and AG/AU agricultural zones: 50-foot front, 30-foot side/rear from dwellings and 100-foot setback for confined animal facilities from any adjoining residential use. Accessory structures under 120 sq ft may have reduced rear setbacks of 3–5 feet but must still meet fire separation requirements. Projections into setbacks are allowed for eaves (up to 2.5 feet), bay windows, and chimneys per standard CBC rules.
