Setbacks in unincorporated Modoc County vary by zone. In the Rural Residential (RR) zone, front/side-street yards are 20 ft and rear/side yards are 30 ft (§18.30.060); the RL and RH residential zones require 20 ft front/side-street and 5 ft rear/side (§18.32.060, §18.36.060).
Modoc County sets minimum yards (setbacks) in each zoning chapter's 'Development standards,' supplemented by the general yard rules in §18.110.050. In the Rural Residential (RR) zone, §18.30.060 requires a front and side-street yard of 20 feet and a rear and side yard of 30 feet. Architectural eaves and cornices may project up to 2 feet into a required yard, and uncovered porches or stairs up to 3 feet. Building within a required yard is a zoning violation enforced by the Planning Director under Chapter 18.158. Relief from a setback requires a variance under Chapter 18.132, granted only on findings of special circumstances. Pre-existing nonconforming buildings may be modified only if nonconformity is not increased (§18.110.050(A)).
