In Ann Arbor's single-family districts (R1A–R1E), the maximum building height is 30 feet. Detached accessory buildings such as garages and sheds may not exceed 21 feet. Washtenaw County does not set these limits.
Ann Arbor UDC Table 5.17-1 caps principal building height at 30 feet across all single-family districts (R1A, R1B, R1C, R1D, R1E). Accessory buildings are limited separately by UDC Section 5.16.6: they shall not exceed 21 feet in height, except in the R-6 District where the cap is 15 feet. Certain features—cornices, eaves, chimneys, and similar architectural projections—may extend up to two feet into required setbacks but do not raise the height cap. Mixed-use and commercial districts allow greater heights measured in stories. Because Michigan counties do not zone under MCL 125.3101, height limits are set by Ann Arbor, Ypsilanti, or the township; confirm your district before designing.
A structure taller than the district maximum requires a Zoning Board of Appeals variance; without one it is a violation and the city may withhold a certificate of occupancy.
