Cleveland's lakefront neighborhoods and the Cuyahoga River mouth area are subject to additional zoning overlay requirements. Construction within 500 feet of Lake Erie may require ODNR review and compliance with coastal erosion setback lines. The city's Waterfront District zoning provisions apply to lakefront development.
Building within coastal erosion setback areas without ODNR approval may result in denial of permits, required demolition of non-compliant structures, and state enforcement action.
