Tarpon Springs adopted Ordinance 2022-24 amending Land Development Code Article IX, Section 149.01, requiring elevated construction standards in the Coastal High Hazard Area, including 3 feet above FEMA BFE or the 500-year elevation, whichever is higher.
Article IX, Section 149.01 of the Tarpon Springs Land Development Code (as amended by Ordinance 2022-24) sets Coastal High Hazard Area design standards. New construction of multi-family residential units and single-family attached dwellings in the CHHA must be elevated to the higher of three feet above the FEMA base flood elevation or the FEMA 500-year flood elevation. In Coastal AE-11 zones, single-family detached homes must elevate the lowest living floor to at least 12 feet, with multi-family at 14 feet; in AE-12 zones, the requirements rise to 13 and 15 feet. Dry/wet floodproofing is not permitted for residential.
Building below required elevations triggers permit denial, stop-work orders, and forced elevation correction; certificates of occupancy are withheld until elevation certificates conform.
