RMC 18.168.030 requires a 6-foot solid masonry wall along property/zone boundaries separating industrial or commercial uses from abutting residential districts. Where that boundary is a side lot line, the wall drops to 3 feet within the required front yard; where it fronts a street, it is set back 10 feet with landscaping. Pools require code-compliant safety barriers.
Redlands does not just limit fences — in some cases the City requires them. Under RMC 18.168.030 (Fences and Walls; Required When), a 6-foot-high solid masonry wall must be erected along the property line or zone boundary to separate industrial and commercial districts and/or uses from an abutting residential district. Where the boundary runs along a side lot line, the wall is reduced to 3 feet in height within the area set as a required front yard for the abutting residential district. Where the boundary fronts a street, the wall must be set back 10 feet from the property line, with the space between wall and property line landscaped and maintained. Separately, the city requires safety barriers for swimming pools: per the Redlands Pool Barriers handout (consistent with the California Building Code), pool barriers must be non-climbable, and removable mesh fencing must meet ASTM F2286 with a self-closing, self-latching, key-lockable gate. Required-screening walls are an obligation, not just an allowance, so commercial and multi-family projects abutting homes should plan for them. Sight-clearance ('corner cutoff') areas under section 18.168.010 must also be kept clear.
Failure to build or maintain a required screening wall between commercial/industrial and residential uses is a zoning violation enforced by Redlands Development Services. Pool barrier deficiencies are enforced through Building & Safety; a code-compliant barrier is required before final inspection of a new pool or spa.
