New Jersey's Uniform Fire Code, not Burlington County, sets smoke-alarm rules. Before any one- or two-family home is sold or re-occupied, the owner must obtain a certificate of smoke alarm, carbon monoxide alarm and fire extinguisher compliance from the local fire official.
Smoke-alarm requirements are statewide under N.J.A.C. 5:70. Section 5:70-2.3 requires that before a one- or two-family or attached single-family home is sold, leased or subject to a change of occupancy, the owner obtain a Certificate of Smoke Alarm, Carbon Monoxide Alarm, and Portable Fire Extinguisher Compliance (CSACMAPFEC) from the local enforcing agency, usually the municipal fire prevention bureau in Mount Holly, Evesham or another Burlington town. A CO alarm meeting UL 2034 is required unless the home has no fuel-burning appliance and no attached garage. The certificate is valid for six months. Burlington County does not run its own program; contact your municipal fire official to schedule the inspection.
Selling or re-occupying without the certificate can bring Uniform Fire Code fines up to $2,500; the enforcing agency is the municipal fire official.
