Arlington strictly limits customer and client visits to home occupations. The business must not generate traffic volumes greater than normal residential use. Clients by appointment only are generally acceptable, but walk-in retail, group classes, and frequent deliveries are prohibited. Commercial vehicle traffic and additional on-street parking demand are grounds for revocation.
Under Arlington's home occupation standards, the volume and pattern of traffic generated by a home business must be indistinguishable from normal residential activity. Retail sales to the public on the premises are generally prohibited, as are group lessons, classes, meetings, or parties that draw multiple clients at once. A home occupation may allow one-on-one appointments spaced throughout the day, such as a therapist, tutor, or accountant meeting individual clients, provided the total volume does not cause parking congestion or repeated traffic in and out of the driveway. Clients must park on the driveway or in the garage; repeated on-street parking by clients is a signal of excessive traffic. Deliveries must be limited to standard parcel carriers (USPS, UPS, FedEx, Amazon); repeated deliveries by commercial box trucks, semi-trucks, or freight carriers are prohibited. Any activity that generates noticeable traffic, noise, or parking demand can be the basis for revoking the home occupation registration. Short-term rental and event-hosting uses are regulated separately under Arlington's short-term rental ordinance and are not allowed as a home occupation.
Excessive customer traffic is one of the most common reasons home occupations are revoked. Enforcement typically follows neighbor complaints about parking, traffic, or noise. Fines for continued operation after revocation may reach $500 per day. The property owner may be required to relocate the business to a commercial location.
