Tuolumne County Chapter 17.64 requires that the residential appearance of a home occupation be maintained with no exterior indication of the business, except signs that conform to Chapter 17.34 (Signs) of the Zoning Ordinance. Home occupations may not display or sell products from the site except by mail, phone, or electronic order.
Under Chapter 17.64 of the Tuolumne County Zoning Ordinance, the residential appearance of the unit in which a home occupation is conducted must be maintained, and no exterior indication of a home occupation is permitted except signs in conformance with Chapter 17.34, Signs (Section 17.64.040.A.1). In other words, any home business signage is governed by the County's general sign regulations in Chapter 17.34 rather than by a special home-occupation sign allowance. The home occupation rules also prohibit direct on-site sales and displays: home occupations involving the display or sale of products or merchandise are not permitted from the site except by mail, telephone, internet, or other electronic communication, or as otherwise allowed for cottage food operations (Section 17.64.040.A.4). The County FAQ reinforces that there should be no change to the residential character of the parcel and that outdoor storage is not allowed. Because the specific size, placement, and type of any permitted sign are set by Chapter 17.34, applicants should review that chapter and confirm with the Community Development Department what signage, if any, is allowed for their parcel and zoning district before installing a sign.
An exterior sign that does not conform to Chapter 17.34, or any other outward indication of the business, can be cited as a zoning violation by Code Compliance. On-site product displays or sales are also prohibited.
