Siskiyou County allows a home occupation as a small-scale business in an existing residence in residential (Res-1, R-R) and agricultural (AG) zoning districts, subject to a Home Occupation Use Permit. The business may use no more than 25 percent of the home's square footage and may not change its residential appearance.
In unincorporated Siskiyou County, a home-based business is treated as a 'home occupation' - defined by the County Planning Division as a small-scale business in an existing residence conducted for developing personal and professional skills. Home occupations are allowed in residential (Res-1, R-R) and agricultural (AG) zoning districts and require a Home Occupation Use Permit approved by the Deputy Director of Planning. Among the County's usual conditions of approval: the use must follow the approved plot plan; all County road and yard setbacks must be met; and the total area of the business, including storage, may not exceed 25 percent of the home's square footage, nor change the outside appearance of the structure in a way that conflicts with the residential character of surrounding homes. Uses intended to be small in nature that grow to be offensive or hazardous due to noise, traffic, or hazardous materials, or that impair aesthetic values, may have their permit revoked by the Planning Commission. Outside display or storage is not permitted. Strictly retail businesses are not allowed. Because Siskiyou County is an open-range county with right-to-farm protections, applicants in agricultural districts must acknowledge nearby farm operations. The Planning Division can confirm a parcel's zoning; email planning@co.siskiyou.ca.us with parcel-specific questions.
Operating a home business without an approved Home Occupation Use Permit, exceeding the 25 percent area limit, allowing outside storage, or running a strictly retail operation can lead to revocation of the permit by the Planning Commission and code-enforcement action. The permit is automatically voided if not put into use within one year of approval.
