Arlington Heights requires property owners to maintain grass and vegetation at a reasonable height. The Village's property maintenance code sets a maximum grass height, typically 8 inches, before code enforcement may issue a violation. Properties with overgrown vegetation are subject to notice, and if not corrected, the Village may mow the property and bill the owner.
Arlington Heights property maintenance ordinance requires all residential and commercial properties to keep grass and weeds maintained at a height not exceeding 8 inches. This applies to all areas of the property including front yards, side yards, rear yards, parkway strips, and vacant lots. When a property exceeds the height limit, Code Enforcement issues a notice of violation giving the owner a specified period (typically 5-7 days) to mow and maintain the property. If the owner fails to comply after notice, the Village may arrange for the property to be mowed by a contractor and the cost is billed to the property owner or assessed as a lien against the property. The ordinance applies year-round during the growing season, roughly April through November in the Chicago suburban climate. Managed natural landscapes, rain gardens, and ornamental grasses that are intentionally maintained may be exempt if they appear deliberate and are maintained with clear borders. Vacant lots are held to the same standard as occupied properties. Property owners who will be away for extended periods should arrange for lawn maintenance to avoid violations.
First offense results in a written notice with a compliance deadline. Failure to mow after notice may result in fines starting at $50-$75 per violation. The Village may mow non-compliant properties and bill the owner, with costs typically ranging from $150-$300 depending on lot size. Unpaid mowing charges may be placed as a lien on the property.
