Unlike cities such as Los Angeles or Minneapolis, Reno does not require landlords to register long-term rental units with the city or submit to routine proactive inspections. There is no rental housing registry fee for standard residential leases of 30 days or more. However, landlords operating as a business may need a City of Reno business license under RMC Title 4, particularly if they own multiple rental properties. Short-term rentals (less than 30 consecutive days) are governed separately and require an STR permit, transient lodging tax registration, and compliance with Reno STR ordinance adopted in 2021. Code enforcement responds to complaint-based inspections for habitability issues under the International Property Maintenance Code adopted by Reno. Washoe County collects a transient lodging tax (~13.5%) on short-term stays. Landlords must still comply with NRS 118A habitability standards regardless of registration. Section 8 landlords must pass Housing Authority of Washoe County inspections for voucher tenants.
