Las Vegas does not run its own Section 8 program. Instead, the Southern Nevada Regional Housing Authority, SNRHA, administers Housing Choice Vouchers across Clark County, including the City of Las Vegas. A landlord onboards by submitting a Request for Tenancy Approval, passing a Housing Quality Standards inspection, and signing a HAP contract with SNRHA covering the subsidy portion. Rent must fall within HUD's payment standard for the bedroom size and area. Since 2019, NRS 118.100 prohibits refusing to rent based on a tenant's voucher status, so Las Vegas landlords cannot post no-voucher advertisements.
Renting an unsafe unit that fails HQS, refusing to honor a voucher absent uniform screening grounds, or charging side payments above the contract rent breaches the HAP contract and NRS 118.100.
