Kansas Statute 58-2550 caps Wichita residential security deposits at one month rent for unfurnished units and one and a half months for furnished, with deposits returnable within 30 days of move-out.
Kansas Residential Landlord and Tenant Act KSA 58-2550 governs every Wichita rental security deposit. Landlords may charge up to one month rent for an unfurnished unit, one and a half months for a furnished unit, and may add up to half a month more if pets are allowed. Within 14 days after the tenancy ends the landlord must inspect, deliver an itemized list of deductions, and within 30 days return any remaining deposit. Wichita has no local rule expanding tenant protections beyond KSA 58-2550, since Kansas does not authorize stronger municipal deposit caps.
Wrongfully withholding a deposit beyond 30 days exposes the landlord to liability for one and a half times the wrongfully withheld amount plus actual damages and reasonable attorney fees under KSA 58-2550.
