The host is not legally required to sleep onsite while paying guests are present. However, the unit must be the registered primary residence, the host must possess a Home-Sharing Registration number, and rentals must comply with the 120-night annual cap unless an Extended Home-Share permit is granted. Multi-unit owners cannot run separate non-primary units as short-term rentals. Platforms must display the registration number and remit Transient Occupancy Tax. Whole-home rentals during host vacations remain permitted.
Operating without registration, exceeding the 120-night cap without an Extended Home-Share permit, or renting a non-primary unit triggers fines up to $2,000 per day plus platform delisting and possible permit revocation.
