Amarillo requires all short-term rental operators to carry a minimum of $500,000 in liability insurance. Proof of coverage must be submitted with the permit application to the Planning Department before operating.
Under Amarillo's short-term rental permit program, administered through the Planning Department (Title IV, Building Codes, Development and Zoning), every STR operator must obtain a city permit before listing or hosting guests. Required documentation includes a liability insurance certificate showing at least $500,000 in coverage for the property. New permit fee is $200; annual renewal is $100. Operators must also meet safety standards: working smoke and CO detectors in all sleeping areas, fire extinguishers on each floor, and adequate emergency lighting. The city defines a short-term rental as any dwelling rented for fewer than 30 consecutive days.
Operating without a valid permit or without required insurance can result in permit revocation and complaint-based enforcement action by the Planning Department.
