Standard homeowner policies typically exclude transient commercial rental activity. Hosts should obtain a commercial short-term rental policy or endorsement. Airbnb AirCover and Vrbo Liability Insurance provide $1M per occurrence and satisfy the requirement when the listing is active on those platforms. Direct-booked rentals need separate commercial policy. Certificate of insurance must list Brevard County as certificate holder. Coverage must be continuous; lapses trigger registration suspension. Florida windstorm and flood coverage strongly recommended but not required for STR registration.
