All short-term rentals in Middlesex County must carry at least 1 million dollars in liability insurance per MGL c.64G s.14, covering each stay with proof provided at registration.
Massachusetts General Laws Chapter 64G Section 14, enacted in 2018 and effective July 1, 2019, requires every short-term rental operator in the Commonwealth, including all of Middlesex County, to maintain liability insurance of at least 1 million dollars per occurrence to cover each short-term rental stay. The insurance must defend and indemnify the operator and any tenants in the building for bodily injury and property damage. Hosting platforms such as Airbnb and Vrbo may satisfy this requirement when they provide equal or greater coverage on the operator's behalf (Airbnb's Host Liability Insurance provides up to 1 million dollars). Operators must provide proof of insurance at the time of state and local registration and maintain it continuously. Municipalities including Cambridge, Somerville, Lowell, Newton, and Framingham require insurance verification during the annual STR registration renewal. Failure to maintain insurance voids the registration and subjects operators to civil penalties and potential personal liability for guest injuries.
