Davis has no adopted annual night cap on short-term rentals. A 2015 draft proposing a 90-day or 25%-of-days limit was never enacted, so no such limit is in force today.
The Davis Municipal Code does not cap the number of nights per year a property may be rented short-term. A 2015 draft STR ordinance proposed limiting rentals to the lesser of 90 days per calendar year or 25% of days owned, and a 2020 council review considered night limits when owners are offsite, but neither became law. Those figures are therefore unverified and not enforceable. The only firm time limit is the definition boundary: a stay of 30 days or less is a short-term rental subject to the 12% transient occupancy tax, and stays over 30 days are exempt. ADUs separately cannot be rented for under 30 days under state law.
No night-cap violation exists because no cap is adopted; however, failing to remit the 12% TOT on qualifying stays remains a violation of Chapter 15.05.
