Galloway Township Code of Ordinances Chapter 233 (Land Management) and the rental-registration provisions (eCode 27943023) require every rental unit to be registered with the Construction Office. Registration is annual and must be updated whenever a new tenant moves in. For landlords with five or more rental units (and managing agents handling five or more), monthly tenant lists must be submitted to both the Construction Office and Police Department. Short-term rentals are subject to the same registration requirement as long-term rentals. Occupancy is limited by the New Jersey-adopted International Property Maintenance Code (IPMC §404): minimum 70 sq ft for one person in a sleeping room, plus 50 sq ft per additional occupant. The Township's Zoning Code Article IV restricts the use of single-family dwellings to a single family unit, which limits non-family short-term rental occupancy.
Failure to register a rental unit, exceeding IPMC occupancy limits, or operating a STR in violation of zoning can result in Property Maintenance Code citations and zoning enforcement. Fines are set by NJ municipal court schedules and can accrue daily.
