The binding occupancy figure for an Airbnb or Vrbo unit therefore comes from that certificate of occupancy and from the Chapter 151-adopted 2015 International Property Maintenance Code minimum sleeping-room floor area standard, not from a Romeoville-specific 'two persons per bedroom plus two' formula. Romeoville's bedroom definition in the Chapter 150 building amendments treats a bedroom as a conditioned room with four drywalled walls, a door and closet, used for sleeping, not less than seven feet in any horizontal dimension, not less than seventy square feet, and a ceiling height of not less than seven feet measured from the finished floor. Operators that meet the 35 ILCS 145 definition of a hotel operator (rentals for periods of less than 30 days) must also remit the Illinois Hotel Operators' Occupation Tax through the Department of Revenue, and effective July 1, 2025, hosting platforms that meet the 're-renters of hotel rooms' definition are also subject to that tax under FY 2025-28 guidance.
Renting a Romeoville unit without the Section 156.04 Residential Rental License, without a current Chapter 155 certificate of occupancy, or beyond the certificate's permitted occupancy violates Chapter 156 and Chapter 151 and is enforced by the Code Enforcement Division at 815-886-7215. The general penalty for Code of Ordinances violations applies, with each day a separate offense, and the Village may pursue revocation of the rental license. STR-specific guest-count violations are typically pursued under the certificate of occupancy figure and the Chapter 151 IPMC sleeping-room standards, plus the Β§93.02 noise/nuisance ordinance.
