Wellesley, MA Short-Term Rentals: Occupancy Limits (2026)

STR occupancy in Norfolk County follows the MA State Sanitary Code 105 CMR 410.400 (minimum 150 sq ft for first occupant plus 100 sq ft per additional occupant; bedrooms minimum 70 sq ft for one, 50 sq ft per additional occupant). On top of the state floor, Quincy's STR ordinance (Ch. 11.60, adopted 2019) caps guest occupancy at 2 per bedroom plus 2 additional, not to exceed 10. Brookline STR regulations under Art. 5.10 cap at the lesser of 2-per-bedroom-plus-2 or the building code occupancy. Weymouth has no specific STR occupancy cap but enforces 105 CMR 410 on complaint. All Norfolk County STRs must be registered on the MA DOR STR Registry under MGL c. 64G §67. Owner-occupancy and annual night caps also apply in Brookline.
