Fulton County does not impose STR-specific parking rules at the county level because no county-wide STR ordinance exists. The Zoning Resolution requires two off-street parking spaces per single-family dwelling under Article XVIII. STR parking standards in practice come from the host city, where most Fulton properties are located. On-street parking follows county or city traffic regulations.
Fulton County's Zoning Resolution, Article XVIII Off-Street Parking and Loading Requirements, requires a minimum of two off-street parking spaces for each single-family detached dwelling, regardless of whether the dwelling is owner-occupied or rented. There is no additional STR-specific space-per-bedroom or space-per-guest requirement in the county code because the county has not adopted an STR ordinance. For unincorporated Fulton (essentially the Fulton Industrial Boulevard strip), the standard residential parking minimum applies and on-street parking is governed by the Fulton County Code traffic chapter and Georgia Uniform Rules of the Road. For STRs in any Fulton city, the city ordinance controls. South Fulton, for example, requires a parking map with the STR application and one on-site space per three guest occupants (so a six-occupant home needs two on-site spaces). Atlanta requires that all guest parking be on the same lot or in a permitted off-street facility under City Code Sec. 30-180 and the STR ordinance. Hosts should confirm city-specific space counts and any HOA private restrictions before listing. RV, trailer or commercial vehicle parking remains restricted under the Fulton Zoning Resolution accessory-use rules and most city codes.
Parking violations in unincorporated Fulton are enforced by the Fulton County Police Department and Code Enforcement, with citations issued through Fulton County Magistrate Court at up to $1,000 and/or 60 days under O.C.G.A. 36-1-20. City-jurisdiction parking violations are enforced by the host city.
