Brazos County does NOT impose parking requirements for short-term rentals in unincorporated areas. Tex. Loc. Gov. Code Β§233.153 bars county zoning, and there is no county STR ordinance. Parking is limited only by the Brazos County Subdivision Regulations on private/public road frontage and by city STR overlays inside Bryan and College Station.
Brazos County has not adopted any short-term rental parking ordinance for unincorporated areas. Because Tex. Loc. Gov. Code Β§233.153 prohibits county zoning under that subchapter and Β§232 limits county authority outside subdivision platting, the county does not require a minimum number of off-street spaces for STRs, does not regulate on-street guest parking, and does not enforce driveway-width rules on existing single-family lots. Vehicles must be kept clear of county road right-of-way and must not block emergency access; obstruction of a county road is enforceable under Tex. Transp. Code Β§545.301 and Brazos County Subdivision Regulations. Inside the City of College Station, the STR overlay in the Unified Development Ordinance ties required off-street spaces to bedroom count (typically one space per bedroom for Type 1 / Type 2 STRs) and prohibits parking on landscaped areas. Inside the City of Bryan, STR registration and the Land Development Ordinance parking schedule apply, generally requiring two off-street spaces per dwelling plus additional spaces tied to occupancy. HOA covenants and recorded deed restrictions in unincorporated subdivisions may impose stricter parking limits than any government rule and are enforced privately. Confirm current city parking ratios with College Station Planning at 979-764-3570 or Bryan Development Services at 979-209-5030.
No county-level STR parking penalty in unincorporated Brazos County. Blocking a county road or right-of-way: citation under Tex. Transp. Code Β§545.301 β Class C misdemeanor with fines up to $200, plus tow at owner expense. City of College Station / Bryan parking violations: civil penalties under each city's STR ordinance, typically up to $500 per day. HOA / deed-restriction parking violations enforced by private civil suit.
