Ocean Springs requires every residentially zoned STR to provide adequate off-street parking for guests. A site parking plan is required at application, and on-grass and on-street designated parking are prohibited under the city's Enhanced Life Safety inspection rules.
Under Ordinance No. 2015-11 and the city's Residentially Zoned Short Term Rental Annual Permit Application, every STR applicant must submit a Proposed Parking Plan sketch and disclose the number of existing off-street parking spaces. The Ocean Springs Planning Department then sets a Maximum Parking Spaces figure as part of the occupancy inspection. The Enhanced Life Safety for Occupancy Egress checklist is explicit that off-street parking for guests must be adequate and that no designated parking will be allowed on grassy surfaces or on streets. The city does not publish a fixed spaces-per-bedroom multiplier for STRs; the figure is set case by case during the pre-hearing inspection. Commercial STRs and Downtown Overlay STRs follow the underlying zoning district's commercial parking standards.
Designating grass or street parking, exceeding the permitted vehicle count, or operating without an approved parking plan can trigger STR permit revocation by the Board of Aldermen and code enforcement citations. Confirm penalty amounts with Planning at 228-875-4415.
