Passaic County, NJ Short-Term Rentals: Parking Rules (2026)

Passaic County has not adopted a county short-term rental ordinance because NJSA 40A:9-1 et seq. does not give New Jersey counties zoning or land-use authority over private residences. New Jersey has no statewide STR parking standard. Each Passaic County municipality sets parking through its own zoning ordinance under the Municipal Land Use Law (NJSA 40:55D-1 et seq.); typical residential standards range from one off-street space per dwelling unit in dense urban areas like Paterson and Passaic to two spaces per single-family home in suburban municipalities such as Wayne, West Milford, or Ringwood. Some Passaic cities require STR operators to designate one off-street space per bedroom or per booked party. On-street parking on county roads (designated CR routes) is regulated by N.J. Title 39 (Motor Vehicles), with overnight, snow-emergency, and permit-zone rules set by each municipality. Passaic County parks (including Garret Mountain Reservation and Goffle Brook Park) prohibit overnight parking under county park rules. Confirm the parking standard with the municipal zoning office where the unit is located.
