Pomona passed Urgency Ordinance No. 4327 in January 2023 regulating short-term rentals, followed by Ordinance No. 4342 adopted February 26, 2024. Only fee owners (not tenants) may hold an STR permit, and the owner must have lived in the home a minimum of 60 days before applying. Only hosted stays are permitted; un-hosted stays are prohibited. Applicants must obtain a zoning clearance letter, provide documentation that the unit is legally permitted and habitable, and provide a 24-hour emergency contact who can respond on-site within 30 minutes. Abutting property owners must be notified. The permit is valid for one year, is non-transferable, and does not run with the land.
