The Responsible Party registers each unincorporated-county vacation rental online through Avenu Insights & Analytics, self-certifying compliance. Registration is valid one year and must be renewed annually; ownership, sleeping-room, or parking changes require an update.
Under LDC Sec. 30.1374, registration is completed through Seminole County's authorized third-party vendor (Avenu Insights & Analytics) via an online portal. The registration form self-certifies compliance with noise, solid-waste, urban-bear, and sex-offender rules and requires an active DBPR license number, an active Florida Department of Revenue registration, and a local tourist-tax account number (or proof a booking platform remits those taxes). Each unit must keep a 'Transient Occupant Information' binder. Registration is valid for one year from approval and requires annual renewal. A change in ownership or Responsible Party, or a change to sleeping rooms, ends the registration; a change of the non-owner Responsible Party or parking spaces is updated online without an added fee.
Operating without valid registration is enforced through Sec. 30.1376 and Code of Ordinances Sections 53.14 and 53.24; the County may inspect on reasonable indication of non-compliance.
