Nevada Revised Statute 116.2055 is the Nevada solar rights law applying to all common-interest communities (HOAs, condo associations). The statute voids any covenant, restriction, or rule that effectively prohibits or unreasonably restricts the owner from installing a solar energy system on their property. Reno HOAs including Somersett, ArrowCreek, Damonte Ranch, Caughlin Ranch, Double Diamond, and Donner Springs cannot outright ban solar panels. They may adopt reasonable rules regarding placement (rear/side roof facing less visible, tilt to match roofline), color (black frames preferred), and ground-mount location, provided these restrictions do not significantly decrease the efficiency or performance of the solar energy system or add more than 10 percent to the total system cost. Disputes over HOA solar compliance may be escalated to the Nevada Real Estate Division and Commission for Common-Interest Communities for mediation. HOAs must approve reasonable solar applications in a timely manner and cannot impose arbitrary delays.
