Metro Code Β§17.24 uses Tree Density Units (TDU) to measure required post-construction tree canopy. Single-family requires 14 TDU per acre; duplex/multifamily 18 TDU; commercial/industrial 22 TDU. Existing protected trees (14+ inch DBH) count at enhanced TDU value β incentive to preserve. Replacement trees minimum 2 inch caliper (shade species) or 6 ft height (evergreens). Approved species list favors native Tennessee trees: white oak, tulip poplar, sugar maple, eastern redbud, flowering dogwood. If onsite planting is infeasible, fee-in-lieu payments go to the Metro Tree Bank (approximately $300-$500 per TDU). 2-year establishment warranty required.
Failure to meet TDU: CO withheld until replacement planted or fee paid. Missing replacement trees: fines $250 to $1,000 per tree. Tree Bank non-payment: property lien.
