Building or occupying an ADU or JADU without a building permit, exceeding the 800 sq ft / 16 ft statewide-exemption limits, encroaching past the four-foot side and rear setbacks, or using an ADU as a short-term (under-30-day) rental can trigger zoning code-compliance enforcement and denial or revocation of permits. ADUs and JADUs may not be sold separately from the primary residence.
