Per City of Charleston zoning practice, no zoning permit is needed for a one-story accessory structure with a footprint of 120 sq ft or less, but anything larger or any second accessory structure on a lot triggers zoning review. A separate building permit is required through the Permit Center at 2 George Street, Suite 3100. Carports must comply with rear and side setback rules in Article 5 of the Zoning Ordinance and the underlying district's lot coverage maximum. Coastal wind-load and, where applicable, flood elevation requirements under the SC adopted IBC/IRC apply. Properties inside the Old & Historic and Old City districts must obtain BAR approval before any visible exterior work.
