A carport is a detached or attached accessory structure and counts toward Kane County's two-detached-structure limit and combined floor-area caps (900 sq ft on lots up to two acres). It must meet accessory-building setbacks, cannot occupy more than 25 percent of a required yard, and needs a building permit.
The Zoning Ordinance treats a carport as an accessory building governed by Sections 25-5-5, 25-5-9-2, and 25-5-9-5. A detached carport counts as one of the two allowed detached accessory structures and is included in the 900-square-foot (≤2 acres) or 1,800-square-foot (2–5 acres) combined cap. It must sit at least five feet from other buildings, stay out of required corner-lot side yards, and not occupy more than 25 percent of a required yard. No carport may be built before the principal dwelling. A building permit is required.
An oversized or improperly sited carport is a zoning violation; enforcement includes permit orders, removal or relocation, and fines under Chapter 25.
