A carport, including metal pre-built models, requires a City of Madison building permit. Carports with a weather-impervious roof count toward lot coverage, and detached ones must meet accessory-structure setbacks.
The City's building FAQ lists a carport, including a metal pre-built carport, as an accessory structure that requires a building permit. Under Zoning Ordinance Section 5-7-3, any attached porch, deck, terrace, accessory structure, or carport having a roof impervious to weather is counted as part of the building when determining lot coverage. A detached carport exceeding eight feet in height or 200 square feet must meet the accessory-building standards in Section 5-7-2.A: 8-foot interior side setback, 20-foot exterior side setback, 10-foot rear setback, and a 15-foot maximum height. Contractors must hold a valid state license and a current City of Madison business license.
Installing a carport without a permit or over lot-coverage/setback limits can prompt code-enforcement action and removal or relocation orders.
