Perris regulates carports, canopies, and overhanging structures under Municipal Code Chapter 19.29. Such structures must sit at least five feet from any rear or interior side lot line, stay unenclosed on at least three sides, and may not cover more than 25% of the required rear yard. Alley-access garages and carports must sit 20 feet from the opposite alley line.
Carports and similar open structures are governed by Chapter 19.29 (Accessory Buildings and Structures for Residential Zones), which classifies them as canopies or overhanging structures. Under Sec. 19.29.040(7), such structures shall not exceed one story in height and must be erected at least five feet from any rear or interior side lot line. They must be unenclosed on at least three sides and entirely open except for necessary supporting columns; a roof connection between the primary building and an accessory building may be unenclosed and open on only two sides. The horizontal area of a single canopy structure may not exceed 25 percent of the required rear yard area, and two or more such structures combined (including accessory buildings) may not exceed 40 percent of the required rear yard. Separately, Sec. 19.29.040(5) requires that a garage or carport with direct access from an alley be located a minimum of 20 feet from the opposite boundary line of the alley, to allow safe maneuvering. As with all accessory structures, a carport may only be built where an occupied primary building already exists (Sec. 19.29.040(1)). Because Perris has no standalone carport permit chapter, owners should confirm building-permit requirements with the Development Services Department before construction.
Carports or canopies that are enclosed beyond the allowance, encroach past the five-foot setback, exceed the rear-yard coverage caps, or are built without required permits can result in code enforcement, correction orders, and required modification or removal.
