Shed permit rules in Perris, CA โ also referred to as storage shed, backyard shed, or accessory building regulations โ set size limits, setbacks, and when a building permit is required.
Perris regulates sheds as accessory buildings under Municipal Code Chapter 19.29. Detached tool/storage sheds up to 120 sq ft and 10 feet tall with no utilities are permit-exempt. Larger accessory buildings cap at 750 sq ft and must sit at least five feet from side and rear lot lines.
The City of Perris treats sheds and similar structures as accessory buildings under Chapter 19.29 (Accessory Buildings and Structures for Residential Zones). Under Sec. 19.29.030, single-story detached accessory buildings used as tool and storage sheds, playhouses, or similar uses are exempt from a building permit provided the floor area does not exceed 120 square feet, the height does not exceed ten feet, and there are no electrical or plumbing fixtures; anything larger requires a permit. Sec. 19.29.040 sets the development standards: accessory buildings are limited to a maximum floor area of 750 square feet, may not be built unless an occupied primary building exists, and must be located at least ten feet from the primary building. The interior side and rear yard setback is five feet for a single-story accessory building, and any accessory building over five feet in height must be set back at least five feet from the side and rear property lines. The street-side yard setback is ten feet unless the underlying zone requires more. Single-story accessory buildings may not exceed 20 feet in overall height (two-story up to 30 feet, allowed only in the A-1 and R-20,000 zones). Outside the A-1 and R-20,000 zones, all metal accessory buildings are limited to 120 square feet. Accessory buildings also may not cover more than 35 percent of the required side or rear yard setback area.
Sheds built without a required permit, exceeding the 750 sq ft or height limits, encroaching past the five-foot setbacks, or placed without a primary dwelling can result in code enforcement, correction orders, and required removal or relocation.
